As Chairman of the Board and President of KBS Realty Advisors, Peter Bren oversees all aspects of the company's business activities, including acquisition, management and disposition of assets acquired. He is a member of the Investment Committee which evaluates and authorizes new investment opportunities for the firm. Mr. Bren is also President of KBS REIT, a public, non-listed Real Estate Investment Trust that commenced its up to $2 billion initial offering in January 2006.
Mr. Bren has been involved exclusively in real estate development, management, acquisition, disposition and financing for more than 40 years as Chairman and President of KBS Realty Advisors, President of KBS REIT, the President of The Bren Company; a former Senior Partner of Lincoln Property Company and President of Lincoln Property Company, Europe. Mr. Bren is also a founding member of The Richard S. Ziman Center for Real Estate at the UCLA Anderson School of Management.
As Chief Executive Officer of KBS Realty Advisors, Chuck Schreiber oversees all operations including the acquisitions and management of individual investments and portfolios of income-producing real estate assets. He directs all facets of the company's business activities. He is a member of the Investment Committee which evaluates and authorizes new investment opportunities for the firm. Mr. Schreiber is also CEO of KBS REIT, a public, non-listed Real Estate Investment Trust that commenced its up to $2 billion initial offering in January 2006.
Mr. Schreiber has been involved exclusively in real estate development, management, acquisition, disposition and financing for more than 26 years. Prior to forming KBS Realty Advisors in 1992, he served as the Executive Vice President of Koll Investment Management Services and Executive Vice President of Acquisitions/Dispositions for The Koll Company. During the mid-1970’s through the 1980’s, he was Founder and President of Pacific Development Company.
Mr. Schreiber graduated from the University of Southern California with a Bachelor’s Degree in Finance with emphasis in Real Estate. During his four years at USC, he did graduate work in the then newly-formed Real Estate Department in the USC Graduate School of Business. He is currently an Executive Board Member for the USC Lusk Center for Real Estate at the University of Southern California Marshall School of Business/School of Policy, Planning and Development.
As Chief Legal Officer of KBS Realty Advisors, Jim Chiboucas is responsible for the negotiation and documentation of the company's real estate investments across the United States. This includes the management of local counsel in each of the jurisdictions involved with acquisitions and dispositions. He also manages the legal counsel retained to provide legal services for the company and for the operations of the commercial and industrial properties throughout the country. In addition, Mr. Chiboucas is a member of the Investment Committee which evaluates and authorizes new investment opportunities for the firm.
Mr. Chiboucas has over 25 years of legal experience in the real estate industry involving real estate investment, finance, acquisitions, dispositions, development and management. He has worked with KBS Realty Advisors since its inception in 1992, and previously was with Koll Real Estate Group and The Koll Company since 1988. Before joining Koll, Mr. Chiboucas was a partner of Paone, Callahan, McHolm & Winton and Vice-President of Signal Landmark, a national real estate development company, where he was responsible for all of Signal Landmark's legal real estate transactional matters across the United States.
Mr. Chiboucas graduated Summa Cum Laude and Phi Kappa Phi from the University of Southern California with a Bachelor's Degree in Business, and later with a Jurisdoctorate in Law.
As Regional President for the Eastern United States, Chuck Lindwall is responsible for all acquisitions, dispositions and asset management activities in the Northeast, Mid Atlantic, Southeast, and Ohio. Mr. Lindwall is also Chairman of the Investment Committee that meets regularly to review and approve all new investments for KBS Realty Advisors.
Mr. Lindwall began his real estate career in 1971, joining a national developer of multi-family housing based in Los Angeles, and followed with a tour as an investment broker. In 1976, Chuck joined the corporate real estate department of one of the largest national banks and was ultimately assigned responsibility for all real estate transactions on a global basis. Leaving the corporate real estate world in 1981, he served as a development manager for several high-rise office buildings in the Los Angeles area and then joined an affiliate of KBS Realty Advisors in 1989 to run the property management operations in Los Angeles and then in new England.
Chuck opened the Boston office of KBS Realty Advisors in 1994 and has originated over $1 billion dollars in more than 40 transactions. The office has completed dispositions totaling more than $500 million.
Mr. Lindwall graduated from the University of California, Santa Barbara with a Bachelor's Degree in Political Science and earned a Master of Business Administration from the University of California, Los Angeles.
Ken McKay is responsible for acquisition, asset management and disposition activities within the Central United States. The portfolio consists of approximately 10 million SF and includes 69 assets. In addition, Mr. McKay is a member of the Investment Committee which evaluates and authorizes new investment opportunities for the firm.
Previously as Senior Vice President of KBS Realty Advisors, Mr. McKay was responsible for portfolio management activities on equity real estate and non-performing mortgages. Mr. McKay has overseen four separate accounts with a combined portfolio of $1.25 billion of invested capital.
Mr. McKay has been involved in the commercial real estate industry for over 25 years with professional experience in portfolio management, asset management, non-performing loans, sales and marketing, leasing, and development. Prior to joining KBS Realty Advisors in 1994, he held positions as Vice President of a major Savings & Loan and as Director of Sales and Marketing for The Irvine Company. He was earlier affiliated with the Mission Viejo Company, a California community developer, and the Seeley Company. Mr. McKay is a member of the State Bar of California and holds a California real estate broker’s license.
Mr. McKay graduated with honors from Oregon State University with a Bachelor's Degree in Business Administration and obtained a Jurisdoctorate in Law while graduating Cum Laude from California Western School of Law.
As Regional President of KBS Realty Advisors, Mr. Milligan currently oversees all company operations within the Western United States, which includes acquisition, asset management and disposition functions. In addition, he is a member of the Investment Committee, which evaluates and authorizes all new investment opportunities for the Company. He also serves as a Trustee of the KBS 401(K) Employee Retirement plan.
Mr. Milligan joined KBS in 1996, as National Director of Dispositions, where he was responsible for the sale of more than $1.4 billion of assets throughout the country. In early 2000, he was promoted to Executive Vice President where he played an integral part in the execution of the strategies for the Company. The following year, Mr. Milligan was promoted to the role of Director of Asset/Portfolio Management for the Company on a national basis, overseeing KBS Portfolio Operations. Under his direction, the Company, on behalf of clients, acquired and sold over $10 billion dollars of real estate. Mr. Milligan was also actively involved in the formation and the execution of the strategy of each fund.
Mr. Milligan previously worked as a Broker for CB/Richard Ellis for 16 years. He also spent 4 years in sales with the Xerox Corporation.
Mr. Milligan graduated from the University of Southern California with a Bachelor of Science Degree from the School of Business Administration. For the past 18 years, Mr. Milligan has served on the Board of Directors of the Second Harvest Food Bank, a non-profit endeavor serving the less fortunate in Orange County. He is also a member of the USC Trojan Board of Directors and serves on the board of The Metropolitan Stevedore Company, a privately held company in Los Angeles.
As Senior Vice President of Acquisitions and Dispositions, Steve Jarecki oversees and directs the origination, underwriting, financing and closing activities of acquisitions and dispositions in the western region of the United States. Mr. Jarecki has been with KBS Realty Advisors since 1995 and has seventeen years of commercial real estate experience.
Prior to his role as Director of Acquisitions and Dispositions, Mr. Jarecki was a Senior Vice President and Portfolio Manager overseeing the investment strategies of seven separate account and commingled funds, and was a Vice President and Asset Manager, responsible for implementing value added operational strategies with a focus on exceeding investment underwriting goals.
Previously, Mr. Jarecki held various positions with the Newport Beach based shopping center development company, Donahue Schriber.
Mr. Jarecki graduated from the University of California, Los Angeles with a Bachelor of Arts Degree. He is an active member of the International Council of Shopping Centers, the National Association of Industrial and Office Properties and the Urban Land Institute.
As Senior Vice President of Acquisitions and Dispositions, Peter Mette oversees and directs the origination, underwriting, financing, and closing activities of acquisitions and dispositions in the San Francisco Bay Area, Sacramento, Portland, and Seattlemarkets. Mr.Mette joined KBS Realty Advisors in 2005 and has 14 years of commercial real estate experience.
Prior to joining KBS, Mr. Mette was an Investment Officer for MetLife responsible for all aspects of real estate acquisition, disposition, and asset management for its General Account activities in northern California, Seattle, and Denver. In his five-year tenure at MetLife, Mr. Mette completed over $400 million of equity real estate transactions.
Mr. Mette earned Bachelor of Business Administration-Finance and Master of Business Administration degrees from Georgia State University.
As Senior Vice President of Acquisitions & Dispositions, Mr. Rogalla oversees and directs the origination, underwriting, financing and closing activities of acquisitions, dispositions and joint venture agreements in the Central United States, which currently includes Chicago, Minneapolis, Dallas, Houston and Austin. Mr. Rogalla joined KBS Realty Advisors in 2005 and has 20 years of commercial and residential real estate experience.
Prior to joining KBS, Mr. Rogalla served as a Senior Vice President with SIMEON Properties, where his responsibilities included management of the Life Sciences Fund, which focused on the acquisition and development of research facilities throughout the U.S. From 1996 thru 2003, Mr. Rogalla was a Senior Vice President and Board Member for Slough Estates USA, a wholly owned subsidiary of the publicly held British firm, Slough Estates International. His duties included the origination and management of Slough’s development and investment activities in the US. During his tenure, Mr. Rogalla directed development activities in excess of $800 million as well as over $450 million of acquisitions and dispositions. From 1988 to 1996, Mr. Rogalla served as a Chicago based investment and leasing broker with Draper and Kramer.
Mr. Rogalla earned his Bachelor of Science- Accounting and Master of Science – Taxation degrees from De Paul University.
As the Senior Vice President for KBS Realty Advisors’ Northeast region, Shannon Hill oversees and directs the origination, underwriting and closing activities of acquisitions and dispositions of commercial property. Mr. Hill joined KBS in May 2004.
Mr. Hill has 14 years of experience in the real estate investment field, combining a broad range of skills including acquisitions, dispositions, joint ventures, workouts, and asset management. He has been directly involved in over one billion dollars in equity asset acquisitions and loans.
Prior to joining KBS, Mr. Hill was a Vice President of ING Realty Partners. He is a graduate of The University of Connecticut with a Bachelor of Science in Business Administration, Magna Cum Laude.
As Senior Vice President and Asset Manager for KBS Realty Advisors, Robin Burke is responsible for the performance of the firm’s assets in the Southeast United States and will engage and direct all third party consultants and agents, including property management, leasing, property tax consulting, property-level legal, and construction management. Ms. Burke is also responsible for the origination, underwriting and closing activities of acquisitions and dispositions of commercial property in the Mid-Atlantic region.
Ms. Burke joined KBS in 2007, and brings 25 years of experience managing real estate investments, directing third party vendors, and negotiating acquisitions and dispositions.
Prior to KBS, Ms. Burke enjoyed a seven-year tenure with CB Richard Ellis, where she served as a Vice President specializing in tenant and agency office leasing in the Washington, DC suburbs. Prior to CBRE she was Director of Real Estate Services with USAA Realty Company where she provided a wide range of real estate services for the company’s northeast / mid-atlantic portfolio which consisted of approximately 11 buildings in six states.
Ms. Burke graduated from Slippery Rock University of Pennsylvania with a Bachelor of Arts Degree in Psychology and Business. She is a licensed Salesperson in Maryland, Virginia and District of Columbia, and is a Certified Commercial Investment Member (CCIM) and a member of the Greater Washington Commercial Association of Realtors and the National Association of Office Parks.
As Senior Vice President of Asset Management and Acquisitions Mr. Bravo is directly responsible for all asset management, acquisitions and disposition activity for the KBS Southeast U.S. region. Mr. Bravo will head up the KBS regional office based in Atlanta, Georgia and will initially oversee an office and industrial portfolio valued in excess of $300 million with an eye towards growing the company’s portfolio in major southeast markets.
Prior to joining KBS, Mr. Bravo was with the Atlanta office of Starwood Capital Group Global, LLC as Vice President within the Asset Management group. As an officer at Starwood, Mr. Bravo oversaw a portfolio of over 3,500 multifamily and condo conversion units, as well as, several residential land development transactions throughout the U.S. In addition to his recent role of overseeing much of Starwood’s multifamily and condo conversion portfolio, Mr. Bravo oversaw the asset management and disposition of over $500 million of office and industrial properties throughout the Eastern U.S. He worked with several partners on the disposition of approximately $300 million in residential land, condo and single family home sales and led the underwriting on several acquisition efforts. Prior to his role at Starwood Capital, Mr. Bravo worked in New York as an Associate for the Morgan Stanley Real Estate Fund.
Mr. Bravo graduated from the C. W Post (campus of Long Island University) with a Bachelor of Science in Accounting. Additionally Mr. Bravo is taking coursework towards an MBA from Georgia State University.
As Executive Vice President, Director of Portfolio Operations, Ms. Lewis oversees all acquisition underwriting/transaction management, financing and portfolio operations for KBS. Ms. Lewis developed and directs a team of underwriting and analytical professionals dedicated to managing, underwriting and closing all KBS acquisitions. She is also directly responsible for arranging financing for the KBS funds.
Additionally, Ms. Lewis oversees portfolio performance and analysis on all KBS commingled and separate account funds, including implementing financing structures, review of acquisitions/ dispositions strategies, and overseeing cash flow planning and forecasting. She acts as the investor liaison for KBS in providing performance related information to KBS investors.
Ms. Lewis is a member of the Investment Committee, which evaluates and authorizes new investment opportunities for the firm. Prior to her role as Director of Portfolio Operations, Ms. Lewis was Vice President of Acquisitions and Director of Underwriting.
Prior to joining KBS Realty Advisors in 1996, Ms. Lewis was engaged in the valuation of commercial real estate through the affiliation of several Orange County based consulting and appraisal firms. During her 10 years of consulting experience, Ms. Lewis performed asset valuations on a multitude of institutional grade commercial, industrial, residential and special purpose real estate.
Ms. Lewis graduated from Biola University with a Bachelor's Degree in Business Administration. Ms. Lewis is also a candidate for the MAI designation with the Appraisal Institute.
Rodney Richerson serves as Director of Asset Management for KBS Realty Advisors, overseeing seven asset managers in Newport Beach, CA; Boston, MA and New York, NY. He contributes to the development of leasing operational strategies and objectives for over 100 KBS-owned assets totaling nearly 18 million square feet and distributed in key real estate markets across the U.S.
Mr. Richerson is also responsible for implementing an operational strategy that adds value to assets under management with a focus on achieving and exceeding investment underwriting goals. Mr. Richerson is directly responsible for more than four million square feet of commercial real estate with a market value of $365 million.
Mr. Richerson joined KBS Realty Advisors in February 1994 as an Asset Manager. He has managed office, industrial, single and multi-family residential equity and debt assets.
Prior to joining the firm, Mr. Richerson was Director of Finance in the Mexico City office of Koll/Cushman Realty Mexico. He was responsible for all of the accounting and finances of KCRM as well as overseeing the Financial Analysis Group. In addition, he provided these services for major corporate relocations and expansions involving the comparative assessment of current leasehold interest, lease/equity transactions, feasibility studies, development assignments, and joint ventures. Prior to that, Mr. Richerson was with Koll’s Southern California Development Group.
Mr. Richerson graduated from California State University at Fullerton with a Bachelor of Arts Degree in Real Estate Finance.
As a Senior Vice President of KBS Realty Advisors, David Kray is responsible for the implementation of an operational strategy that adds value to assets under management with a focus on achieving and exceeding investment underwriting goals. Mr. Kray has an additional emphasis of facilitating acquisitions within his region. In the last three years, Mr. Kray has been directly involved in the acquisition and asset management of 21 assets having a value in excess of $1 billion. In addition, he has been involved in the disposition of 20 assets totaling $500 million generating IRRs ranging from 12% to 42%.
Prior to joining KBS in 2002, Mr. Kray was a Co-Founder/Principal of Pacific Capital Investors, an Irvine and Tokyo based private investment fund. Pacific Capital Investors was one of the first foreign entities to purchase a large portfolio of non-performing loans (face amount of $1.8 billion USD) in Japan during the Asian loan downturn in 1998-2002.
Mr. Kray has held senior positions in institutional real estate investment and development firms including Tooley & Company (acquired by Trammell Crow Company), and Bowers Perez Associates (formerly Ratkovich Bowers Perez, Inc.). Venture partners have included AEW (former Copley), CIGNA, Morgan Stanley, JP Morgan, Baupost and others. He began his career at CB Commercial (CB Richard Ellis), in Beverly Hills as a real estate investment broker.
Mr. Kray has over 27 years of diverse experience in acquisitions, asset and portfolio management, dispositions, development, project leasing, and capital raising in diverse product type including office, R&D flex-tech, industrial, retail properties and non-performing loans. He has been involved in the acquisition, development and management of millions of square feet of projects having value of over $5 billion.
Mr. Kray is a native of Los Angeles and a graduate of the University of Southern California, and Loyola High School. He has been involved in several industry organizations including ULI, ICSC, NAREIM, and NAIOP. He has attended the Harvard University Graduate School Office of Education Leadership Program.
Walter Foster joined KBS Realty Advisors in 2001 as a Vice President and Asset Manager. Mr. Foster is responsible for the implementation and execution of the strategic business plan for each property in his portfolio, and is focused on achieving the cash flow yields, occupancy, and leasing goals that exceed the investment objectives of each asset.
Prior to joining KBS Realty Advisors, Mr. Foster has held positions in various institutional real estate investment firms, as well as with private development companies. This range of experience includes: Mutual of New York as a vice president responsible for problem loan workouts and asset management of commercial properties; Weyerhauser Mortgage Company as a Vice President responsible for asset management and disposition of office, retail, and multi-family properties; Jackson-Shaw Company as a General Partner involved in the acquisition, development, financing, leasing and operation of a portfolio of industrial, office and hotel properties; KOAR, Inc. as a vice president involved in the acquisition, development and financing of hotel and office properties and Foster & Associates as a principal involved in the brokerage of investment properties throughout the Southern California markets.
Mr. Foster holds three degrees from Southern Methodist University, located in Dallas, TX. These include: a Bachelor of Business Administration, a Master of Business Administration, and a Master of Science in Real Estate and Regional Science. In addition, Mr. Foster is a licensed real estate broker in both California and Texas.
As Senior Vice President and Asset Manager for KBS Realty Advisors, Mark Brecheen is responsible for putting into action an operational plan that adds value to assets under management with an eye toward achieving and exceeding investment-underwriting goals. Specifically, Mr. Brecheen manages 3.7 million square feet of KBS-owned office properties located in Colorado, Houston and Illinois.
Mr. Brecheen has 15 years of commercial real estate experience combining a broad range of skills including acquisitions, dispositions, portfolio management and underwriting. Prior to joining KBS Realty Advisors in 2003, Mr. Brecheen was an officer with PGP Partners, a Southern California-based commercial real estate firm with a management portfolio of nine million square feet.
Mr. Brecheen earned a Bachelor of Arts Degree in Finance and Real Estate from California State University Fullerton and a Master’s in Business Administration from Chapman University in Orange, CA.
As Senior Vice President and Asset Manager for KBS Realty Advisors, Charlie Valentino is responsible for asset management activities for selected assets in the eastern region of the United States. Mr. Valentino oversees a 2.6 million square foot portfolio with a market value of approximately $500 million.
Charlie Valentino has 34 years of diverse experience in the institutional real estate investment business. Mr. Valentino has held a variety of senior positions with several major firms, most notably, Copley Real Estate Advisors, Inc. of Boston, Massachusetts, and the Real Estate Investment Group of CIGNA in Hartford, Connecticut.
Prior to joining Koll in 1998, Mr. Valentino was co-founder and President of Americana Capital Associates, which was formed in 1996. He led the firm in its transaction and consultation work with real estate development companies and institutional investors.
During his affiliation with Copley Real Estate Advisors, Mr. Valentino served as a Managing Director, was directly involved with the acquisition or development of $2 billion of properties, and was responsible for the asset management of a $2.5 billion portfolio of real estate investments from 1986 to 1996.
Mr. Valentino has also held senior investment positions at HCW Properties, Inc., Property Capital Advisors, Inc. and Connecticut General Life Insurance Company (CIGNA). Mr. Valentino is a Certified Public Accountant and is a member of the American Institute of Certified Public Accountants and the Urban Land Institute.
Mr. Valentino is a graduate of the Wharton School of the University of Pennsylvania.
As Vice President and Asset Manager for KBS Realty Advisors, John Kolb is responsible for putting into action an operational plan that adds value to assets under management with an eye toward achieving and exceeding investment-underwriting goals.
Specifically, Mr. Kolb oversees KBS-owned real estate in the greater Boston market: supporting acquisitions, overseeing dispositions, establishing and implementing business strategy, and coordinating property managers and leasing agents and has worked in markets throughout the Eastern and Central United States.
Previously, Mr. Kolb worked as a field engineer with Turner Construction Company and as a business analyst with John Hancock Financial Service, Inc. At Turner, Mr. Kolb was involved with the supervision of construction for several office buildings in the Boston area.
Mr. Kolb graduated magna cum laude from Tufts University, Boston, MA with a Bachelor of Science in Mechanical Engineering. He later earned a Masters of Science in Mechanical Engineering from Tufts University. In addition, Mr. Kolb is a licensed real estate salesperson in Massachusetts.
As Senior Vice President for KBS Realty Advisors, Steve Silva is responsible for all asset management functions associated with properties located throughout the San Francisco Bay Area, Sacramento, Portland and Seattle Markets. Mr. Silva joined KBS Realty Advisors in 2007 and has over 22 years of commercial real estate experience.
Prior to joining KBS, Mr. Silva played a key role as Vice President of Asset Management for Maier Siebel Baber, a San Francisco-based real estate investment advisory subsidiary of U.S. Trust. Prior to this position, Mr. Silva was a Senior Investment Manager for MetLife Real Estate Investments overseeing all asset management and leasing functions for several San Francisco CBD office towers as well suburban office and R&D projects along the San Francisco Peninsula.
Over his tenure Mr. Silva has directed countless lease transactions and property repositionings, dispositions, acquisitions underwriting, and established many third-party management and leasing relationships.
Mr. Silva is a graduate of Santa Clara University earning a Bachelor of Science in Commerce degree with a double-major in Management and Finance.
As Senior Vice President, David Meltz is responsible for internal and external portfolio level accounting, budgeting and financial reporting for KBS Realty Advisors. In addition, Mr. Meltz works closely with portfolio managers in all phases of strategic planning for acquired loan and owned real estate portfolios. Mr. Meltz has 25 years of real estate experience in accounting, finance and asset management.
Prior to joining The Koll Company in 1993 (and later KBS), Mr. Meltz served as Vice President and Chief Financial Officer of Marketplace Properties, a Southern California shopping center developer/manager. He was involved in all financial aspects of the development and management process, including arranging construction and take-out financing, sales, structuring and raising investor equity, and development and implementation of all budgeting and strategic planning. Prior to Marketplace Properties, Mr. Meltz was Chief Financial Officer for a major syndicator, developer and manager of multi-family and commercial properties and Investment Officer with W. Ross Campbell Co., a commercial mortgage-banking firm.
Mr. Meltz holds Master’s Degrees in both Accounting and Real Estate from the University of Wisconsin and is a Certified Public Accountant and California Real Estate Broker.
As a Senior Vice President/Controller of Portfolio Operations for KBS Realty Advisors, Stacie Yamane is responsible for client accounting/reporting for real estate portfolios. These portfolios consist of industrial, office and retail properties, as well as land parcels. Ms. Yamane works closely with portfolio managers, asset managers, property managers and clients to ensure the completion of timely and accurate accounting, budgeting and financial reporting. In addition, she assists in the supervision and management of the accounting department. Ms. Yamane is also the Chief Financial Officer of the KBS Real Estate Investment Trust.
Prior to joining KBS in February of 1995, Ms. Yamane was an audit manager at Kenneth Leventhal & Company, a CPA firm specializing in real estate. During her eight years at Kenneth Leventhal & Company, Ms. Yamane performed or supervised a variety of auditing, accounting and consulting engagements including the audit of financial statements on a GAAP, cash and tax basis, the valuation of asset portfolios and the review and analysis of internal control systems. Ms. Yamane has 19 years of real estate experience.
Ms. Yamane received a Bachelor of Arts Degree in Business Administration with a dual concentration in Accounting and Management Information Systems from California State University of Fullerton. She became a Certified Public Accountant in 1990.
