Global Public Relations Firm Signs New Lease With KBS at International Plaza Tower in Dallas

Edelman relocates Dallas office to signature 13-story building

Dallas - Jan. 27, 2011: Edelman, the world’s largest independent public relations firm, signed a new 6,655-square-foot lease with KBS Realty Advisors of Newport Beach, Calif. to expand and relocate its Dallas office to International Plaza Tower III. The property is part of a separate account that KBS operates on behalf of an institutional investor.

Edelman, with headquarters in New York and offices in 53 cities worldwide, will operate its Dallas office on the fourth floor of the 13-story, 351,827-square-foot tower, which was completed in 2002 and acquired by KBS in April 2008. Edelman’s Dallas office is part of the company’s Southwest region, which also has offices in Houston and Austin. Edelman Southwest serves clients inTexas, Louisiana, Oklahoma, Arkansas, New Mexico, and Kansas including the American Petroleum Institute, Williamson-Dickie Mfg. Co., SuperMedia, Travelocity, Sabre Holdings and Texas Tourism (Office of the Governor, Economic Development & Tourism).

The new lease brings International Plaza Tower III to 90 percent occupancy. The property is located at 14241 Dallas Parkway and features an onsite café, fitness and conference centers.

John Roper from the Dallas office of CBRE and Brad Marnitz of NAI Houston represented Edelman in lease negotiations, while Kim Brooks and Fletcher Cordell from the Dallas office of Transwestern represented KBS. The lease was finalized in December 2010.

KBS-affiliated companies own 14 properties in the Dallas-Fort Worth market totaling more than 3.7 million square feet of commercial space. In addition to International Plaza Tower, these include Pacific Center I & II, Tollway North Office Park, McKinney Place, 2525 McKinnon, Office Alpha and Providence Towers in Dallas; Parkwood Place, Plano Business Park and Plano Corporate Center I and II in Plano; Millennium Tower and Quorum I in Addison; and the Dallas Cowboys Distribution Center and Legacy at Valley Ranch Apartments in Irving.

For Texas as a whole, KBS-affiliated companies own 37 properties totaling more than 9.1 million square feet.
