KBS Realty Advisors Purchases 98,750-Square-Foot Parkwood Place I

Plano, TX - February 16, 2007: KBS Realty Advisors has purchased the 98,750-square-foot, Class A office building, Parkwood Place I, 5601 Democracy Drive, Plano. The seller was Myers & Crow-Kennedy Real Estate Advisors. The purchase price was not disclosed.

With the acquisition of Parkwood Place I, the KBS portfolio in Texas now totals more than 8 million square feet, including more than 2.4 million square feet in the Dallas/Fort Worth area. KBS has been active in the Metroplex market since 1998.

Gary Carr and Russell Ingrum of CB Richard Ellis, Dallas, represented the seller. Bill Rogalla, Senior Vice President/Acquisition Officer, represented his firm, KBS Realty Advisors.

Parkwood Place I is a three-story office building, built in 2006; it is 83 percent occupied. Parkwood Place I is located in Legacy Park, on the Dallas North Tollway at State Highway 121 in Plano.
