144,419 Square Feet Leased in World Houston Plaza, 15710 JFK Boulevard

Houston, TX -- March 27, 2006: Ninety days after Total Petrochemicals USA vacated 150,000 square feet, 144,419 square feet have been leased by three firms in World Houston Plaza, 15710 JFK Boulevard.  KBS negotiated a $7 million lease buyout for the early termination of the Total Petrochemicals’ lease. Weatherford International Ltd. has leased 84,439 square feet to consolidate three offices.  FMC Technologies, Inc. has leased 29,876 square feet to relocate its Surface Wellhead business from 1777 Gears Road.  The relocation is the result of FMC Technologies’ Subsea Systems’ expansion at the Gears Road facility.  KRATON Polymers has leased 29,876 square feet to relocate its headquarters from 700 Milam downtown.  The Weatherford and Krayton Polymers deals are 11-year leases.  The FMC Technologies lease is for seven years.

Michelle Wogan of Transwestern Commercial Services, Houston, represented the landlord, KBS Realty Advisors Houston Portfolio, in lease negotiations.  Kevin White of W The Real Estate Company, Dallas, represented KRATON Polymers.  Sanford Criner and Craig Beyer of CB Richard Ellis, Houston, represented Weatherford in lease negotiations.  Elliott Hirshfeld and Criner represented FMC Technologies.
