Leading Global Travel Management Company Establishes Corporate Headquarters at Iconic LBJ Freeway Tower

Travel Group, LLC, Moves from 12655 N. Central Expressway to Sign Long-term Headquarters Lease at KBS-owned Gateway Tower

Dallas, TX - June 16, 2009:Travel Group, LLC, the parent of TravelFocus, a global travel management company ranked among the top one percent of U.S. travel agencies, has leased 12,012 square feet of office space at Gateway Tower in Dallas and established its corporate headquarters at the iconic building located at the intersection of the LBJ Freeway and N. Central Expressway.

Travel Group is moving its headquarters from 12655 N. Central Expressway in Dallas to the ninth floor of the KBS Realty Advisors-owned building. Through its TravelFocus brand, Travel Group uses a combination of travel networks, supplier consortiums and negotiated discounts to maximize the travel budgets of its clients, and controls more than $19 billion in travel purchasing power.

The long-term lease agreement was finalized in June 2009. Chris Morrow and Cody Crossman of FinleyMorrow represented Travel Group in lease negotiations, while Kim Brooks and Fletcher Cordell of Transwestern Commercial represented KBS.

Constructed in 1983, the 266,412-square-foot Gateway Tower is best known for its high-profile location and frontage along the LBJ Freeway. Onsite amenities include a café, full-service fitness center, conference center, card-key access security system with onsite officer, and covered parking garage. KBS acquired the building in 1998 and completed a $5 million renovation of the elevators, lobby and public spaces in spring 2003. (more)

Gateway Tower is located at 8111 Lyndon B. Johnson Freeway, at the gateway to Dallas’ Telecom Corridor and within minutes of the Dallas Galleria. The new lease brings the building to 92 percent occupancy, which is significantly higher than other office properties in the East LBJ Freeway submarket.

A major Texas property owner, KBS-affiliated companies own or manage for investors 43 properties throughout the state containing more than 9.5 million square feet of office, industrial and flex space.
