KBS Announces Purchase of The Citadel in Denver Submarket of Cherry Creek for $31.75 Million

Denver, CO - June 30, 2008: KBS Realty Advisors, one of the nation’s leading commercial real estate investment advisors, announced today the acquisition of The Citadel, a seven-story office tower containing 130,652 square feet of suburban office space in the prestigious Denver submarket of Cherry Creek. The granite-clad Citadel is widely regarded as one of the most desirable office addresses in Cherry Creek.

KBS represented itself in the purchase. Mary Sullivan and Timothy Swan of CBRE in Denver represented the seller in the transaction which closed late June 27, 2008, for $31,750,000, or $243.01 per square foot.

The Citadel was constructed in 1986 and is 88 percent leased to such major tenants as RBS Capital, New York Life and AG Edwards.
