KBS Acquires Dupont Centre in Orange County Airport Area for $80.1 Million
Irvine, CA - June 30, 2008: KBS Realty Advisors of Newport Beach, Calif., one of the nation’s leading commercial real estate investment advisors, announced today the purchase of Dupont Centre, a two-building suburban office complex in the John Wayne Orange County Airport submarket of Irvine, Calif. Situated in the Von Karman corridor just blocks from the airport, the Class-A property contains 250,867 square feet of office space and a four-level, 985-stall parking structure.
KBS represented itself in the purchase. Adam Edwards of Eastdil Secured Capital represented the seller in the transaction which closed today for $80,100,000, or $319.29 per square foot.
Dupont Centre consists of the eight-story 2201 Dupont Drive building and five-story 2301 Dupont Drive building, offering 152,666 and 98,201 square feet of office space, respectively. The property is 89 percent leased to such major tenants as EMC Corp., CBIZ Accounting & Tax, and Parsons Transportation. Originally built in 1986, the two buildings are steel-framed and faced in brick tile and solar bronze-reflective glass.
