KBS Signs 48,571 sq. ft. in New Leases at 1945 Old Gallows Road in Tysons Corner

Enterprise Information Systems, Preferred Systems Solutions and NTELX are new tenants at Vienna, Va., property

Vienna, Va., July 6, 2010: KBS Realty Advisors, one of the country’s largest commercial real estate advisors, has finalized three new leases totaling 48,571 square feet at its 1945 Old Gallows Road property in the Tysons Corner submarket of Washington, D.C.

Enterprise Information Systems, Inc., signed the largest of the three agreements, for 25,066 square feet, for the establishment of its corporate headquarters. The business process integration firm is moving its headquarters from 1951 Kidwell Drive in Vienna, Va., to occupy the entire fifth floor of 1945 Old Gallows Road and becomes the seven-story building’s largest tenant.

The commitment by Enterprise comes after 1945 Old Gallows Road leases signed earlier this year with Preferred Systems Solutions, Inc. and NTELX for 14,147 and 9,358 square feet, respectively.

“We’re seeing an increase of new tenants, especially those moving to 1945 Old Gallows Road from other properties in the area,” explained Robin Burke, Washington, D.C.-based senior vice president and asset manager for KBS Realty Advisors. “This is testimony not only to the improved economy in the Washington, D.C., area but also the property’s prime Tysons Corner location and attribute mix.”

Negotiating the leases on behalf of the new space users were Mark Cummings of MEC Realty Associates for Enterprise, Dominic Orfitelli of CBRE for Preferred Systems Solutions and Erik McLaughlin of CBRE for NTELX.

Built in 1981 and renovated in 1998, 1945 Old Gallows Road offers 164,291 square feet of Class A office space just off the Capital Beltway, convenient to Washington, DC, northern Virginia and suburban Maryland.

KBS-affiliated companies own five other Virginia properties in the Washington, D.C., area totaling more than 1.1 million square feet. In addition to 1945 Old Gallows Road, these include Patrick Henry Corporate Center in Newport News, Tysons Dulles Plaza I, II and III in McLean, Willow Oaks and Redwood Plaza I, II and III in Fairfax and Dulles Station East I at the master-planned Dulles Station complex in Herndon.
