KBS Realty Advisors Secures Lease Totaling 19,672 Square Feet at One Research Drive in Westborough, Massachusetts

Westborough, Mass. – July 12, 2007: KBS Realty Advisors has secured a lease totaling 19,672 square feet of space at One Research Drive, a 284,000-square-foot office property located in the 495 West submarket of Westborough, Mass. The lease is with NORESCO LLC., who is extending their current lease at the property.

“NORESCO has been an excellent tenant over the years and we are happy that they have chosen to renew their lease with us,” said John Kolb, Assistant Vice President for KBS Realty Advisors. “KBS will continue marketing One Research Drive to maximize returns for our investors.”

NORESCO is one of the largest U.S. energy services companies specializing in the development, design, construction, financing, and operation of energy and environmental efficiency projects, performance contracting and central energy plants.

One Research Drive is currently 87% occupied and has been owned and managed by KBS Realty since October 2005. This Class A office property is located on 29.7 acres of landscaped grounds and features a 140 seat auditorium, gym, full service cafeteria and numerous other conveniences.

The strategically located property, near the intersection of Route 9 and 495, is one mile from the Mass Pike interchange. Numerous restaurants, banks, hotels and retail stores are situated nearby.
