KBS Acquires 150 and 200 Martingale Road in Schaumburg
Schaumburg, IL -- October 19, 2005: KBS Realty Advisors (www.kbsrealty.com), one of the nation’s leading buyers of commercial real estate, announced it recently acquired the 150 and 200 Martingale Road office buildings in Schaumburg, Illinois. The two Class A office towers, which contain 508,014 square feet, are located along Route 53/I-290, due south of the Woodfield Mall. Strategic Property Fund, a commingled pension fund managed by JP Morgan Asset Management was the seller. The transaction closed on September 13, 2005 for a total price of $91.5 million.
The 150 and 200 Martingale Road buildings are 13 and 11 stories respectively, and were completed in 1982. The buildings are 92% leased and anchored by AC Nielsen and Union Fidelity/GE Financial, which together occupy 81% of the buildings under long-term leases. The office towers are part of the 1.6 million square foot Woodfield Corporate Center complex.
