Three Leases at Crossroads Distribution Center Bring Charlotte Complex to Total Occupancy

KBS Realty Advisors Signs Agreements Totaling 112,684 Square Feet with Europa Sports Products, Piedmont National and Moulding & Millwork

Charlotte, NC - November 2, 2009: KBS Realty Advisors continues to sign new and expansion leases at its Crossroads Distribution Center in Charlotte. The Newport Beach, Calif.-based commercial real estate investment advisor inked three commitments totaling 112,684 square feet to bring the four-building warehouse and industrial complex near the I-77/Westinghouse Road interchange to 100 percent occupancy.

The executed agreements include a 25,984-square-foot expansion lease with Europa Sports Products, and new leases with Moulding and Millwork and Piedmont National Corporation for 63,240 square feet and 23,460 square feet, respectively. The three leases constitute more than 22 percent of the 496,336-square-foot Crossroads Distribution Center.

Charlotte-based Europa Sports Products, a leading national sports supplement distributor, expanded its headquarters lease at Crossroads and signed a long-term extension. The company distributes sports supplements, drinks and accessories to gyms, health food stores and specialty supplement retailers, and uses its Crossroads space as both a headquarters office and regional distribution center.

Moulding & Millwork is one of North America’s largest suppliers of wood mouldings, including pine, oak, poplar, hemlock, mahogany, maple, cedar and MDF-based products. The company’s new Charlotte sales and warehouse facility at Crossroads joins a network of nine manufacturing and 37 sales and warehouse facilities throughout the U.S. and Canada.

Piedmont National Corporation is an Atlanta-based packaging solutions company providing packaging products and services from 10 manufacturing locations throughout the Southeast.

John Cashion of Jones Lang LaSalle represented Europa Sports Products in lease negotiations; Brad Cherry and Pete Pittroff of Keystone Partners represented Moulding and Millwork; and Adam Eason of Trinity Partners represented Piedmont National. Lane Holbert, Barb Jespersen and John Wharton at Colliers Pinkard represented KBS in all three transactions. All participating brokers are located in Charlotte.

Other tenants at Crossroads Distribution Center include Walker & Zanger, Residential Construction Specialties, Stark Carpets and American Furniture Rentals.

Acquired by KBS in March 2008, Crossroads Distribution Center is situated in one of Charlotte’s top industrial corridors and less than three miles from the South Carolina border. The highly visible center has proven popular with tenants wanting both a high-profile retail/showroom presence and distribution operations that can service customers along the entire I-77 corridor.
