KBS Realty Advisors Signs Five Leases Totaling 95,000 Square Feet at the Penton Media Building in Cleveland, Ohio

Cleveland, OH – November 7, 2006:  KBS Realty Advisors has secured five leases totaling approximately 95,000 square feet at the Penton Media Building in Cleveland, Ohio. The property is a 560,000-square-foot class A office property located at 1300 E 9th Street. The leases were signed with new tenants that include PR Newswire, Hickman & Lowder, HWH Architects, Tarolli, Sundheim, Covell & Tummino LLP and Bonezzi Switzer Murphy Polito & Hupp Co. LPA.

“The Penton Media Building is a well-located class A office property in the heart of downtown Cleveland that attracts quality business tenants,” said Charlie Valentino, asset manager for KBS Realty Advisors. “KBS will continue to aggressively market this property to tenants to maximize value for its investors.”

All five new tenants to the Penton Media Building are expanding and relocating to accommodate their growth. All leases are secured for ten or more years. Brian Hurtuk of CB Richard Ellis represented KBS Realty Advisors in all lease transactions.

PR Newswire, a global leader in news and information distribution services for professional communicators, has agreed to occupy a 29,000 square feet space. Doug Leary of CB Richard Ellis represented the PR Newswire in the transaction.

Hickman & Lowder is a law firm that will occupy 10,000 square feet of space. Rocco DiPuccio of Colliers Ostendorf-Morris represented the firm in the transaction.

HWH Architects, an architecture, planning and engineering firm, will occupy 24,000 square feet of space. The firm was represented by Chandler Converse of Trammell Crow Company in the transaction.

Tarolli, Sundheim, Covell & Tummino LLP are a patent law firm that will occupy 12,000 square feet. Scott Halloran of Trammell Crow Company represented the firm in the transaction.

The fifth tenant, another law firm, Bonezzi Switzer Murphy Polito & Hupp Co. LPA has agreed to occupy 20,000 square feet of space. Scott Halloran of Trammell Crow Company represented the company in the transaction.

The Penton Media Building in Cleveland is now 88 percent occupied and has been owned and managed by KBS Realty since 1997. The 20-story office property houses light retail on the ground level and recently underwent a $7 million capital improvement. The building boasts easy access to Cleveland freeway systems and downtown retail, business and entertainment amenities.
