Geotrace Renews at Compass Bank Building


Richardson, TX -- November 22, 2004:
On September 30, 2004, a five-year renewal lease for 11,453 sq. ft. was signed with geoservices technology firm, Geotrace (www.geotrace.com) at the Compass Bank Building. Formerly known as Promenade Center, the Compass Bank Building is a 133,241 sq. ft., 15-story office tower along Coit Road in Richardson, TX. The property is owned and operated by investment advisory firm, KBS Realty Advisors (www.kbsrealty.com).

Geotrace is a leading provider of proprietary technologies aimed at imaging and integrated solutions used to enhance the optimization of petroleum reservoirs. It serves the worldwide petroleum industry.

The Compass Bank Building (www.kbsdallas.com) is part of a mixed use development built in the early 70's along Coit Road and is a well known landmark in Richardson. The other portion of the mixed-use complex is known as The Shops at Promenade, which is a two-story retail center, consisting of 89,221 sq. ft.

Both the office tower and the retail center have undergone extensive renovation in the last year. Renovations included enhancing all public/common areas and lobbies, creating a new on-site conference center, adding new restaurants, installing new tenant/monument signage, and completely replanting all landscaped areas.

Compass Bank Building's lead tenant is, naturally, Compass Bank (www.compassweb.com), a leading financial institution based in Birmingham, AL. The Shops at Promenade's largest tenant is 24-Hour Fitness (www.24hourfitness.com), with 25,000 sq. ft.
